No idea .. It's not in someone's yard. I found it on a trail on Fildalgo Island a few feet from an old mine entrance uphill from a small lake. I grew up in the area and don't recall ever seeing this plant b4.

Looks like a Dudleya, but according to the Burke Musuem, there are no Dudleya spp. in Washington. Maybe a Sedum, but the leaves don't look right. Is it possible this is an exotic species?.
